My style is not a super slow "show every room slowly" house tour channel. I show you what I find the most interesting about the home or build, and tell the story of it's best features. All in a reasonable amount of time, and with an entertaining musical storyline. Thanks for watching! When I do private video tours for clients that are buying property, I show a much slower walk through, especially when they are out of town.

LoveSac! It’s modular so you can do lots of shapes

There's only about 10 lakefront lots left on Lake Sienna, and some of those are already privately owned. One is for sale currently at $1.2M. There's less expensive 1-acre lots on the interior forest of the island, as well as some facing lake Apopka to the east. It will be 5-10 years before it's fully built out. Some will just land-hold and build custom when they finally want to start a project.

There's some very nice homes here for $1M and under. Not as big and grand but still a great place to be. Thanks for watching

The lot prices are reasonable there. And Keith has lived and built in there since it got started. And remember these final prices may have been negotiated 2-3 years ago

@@rdollie1 No prices are not crashing for quality homes... but yes insurance is expensive both car and home insurance. And taxes creeping up. So if you want to live like the top 5% in Orlando do, expect a decent carrying cost. Still way more affordable than Miami, Sarasota, or pretty much any California city

@@sanjayparekh71 of course- I will say this area and street in particular has some of the most expensive "dirt" in all of central florida, so just the land alone would be worth a pretty penny. Not to mention the basically new 10k square foot house. Thanks to the owners for letting us show off their renovation

@@Nournourhayati409 I just reviewed the listing and your photos are terrible. No one will want to come see the listing with those photos. I can recommend a better photographer to take new photos of the listing and I guarantee you’ll get more showings and offers. Lmk

The lots are pretty close together unless you get one of the larger pie shaped lots backing up to trees. Then you have to put bamboo and other landscaping on the sides

This video has aged well. Im seeing more stories on the news of homeowners wishing they knew the legacy costs of installing solar on their roof and carrying the debt. Still, when priced right and done right, and if you stay a long time in the home, solar can be a benefit in Florida.

lol yeah my pool is open and we pay for some mosquito treatment. I might do the misting system as we don’t want to do the bubble cage. Phantom screens that roll down always help

@@19daniellegut yeah lots of clients homes have had it- near lakes, conservation areas, the little tubes and misters hanging off the gutters of the lanai. Organic and non toxic they say . Check out MosquitoNix

This was a corner lot that was split into two, so the remaining corner is 140 feet deep by about 55 feet wide plus the right of way. so buildable area around 7500 sq foot lot, and the AC square footage is 3800. The garage we didn't film but it is huge inside and the covered lanai makes the indoor outdoor space part of the home to feel larger. The little back yard is all fenced and turf'ed

Yes I'll be EmCee at the June 20th awards ceremony for GOBA Parade of Homes Orlando this year and each category of price point has a 1st place winner and merit award winner, then the grand award goes to the best overall new build and renovation that placed 1st in their category. Agree loft was more of a pass through area. And yes the pool size is a sacrifice to get the detached structure back there
